How to buy

Buying land, step by step

Buying land is a big decision. Here is exactly what happens from your first call to the day the title is in your name, so there are no surprises.

  1. Talk to us and shortlist plots

Tell us your budget, preferred area and what you plan to do with the land (build, farm or hold as an investment). We'll suggest plots that genuinely fit, not just whatever we want to sell.

  2. Free site visit

We take you to the land. You see the beacons, the access road, water and power points, and the neighbourhood. Can't travel? We do live video tours.

  3. Check the documents

Before you pay anything, we share a copy of the title, a recent official search and the survey map so you or your advocate can verify them independently. See our due diligence checklist.

  4. Reserve with an offer letter

Once you're happy, we issue an offer letter that names the exact plot number, price, payment plan and timelines. A booking deposit holds the plot for you.

  5. Sign the sale agreement

A written sale agreement, prepared by an advocate, sets out both parties' obligations. You're free to have your own advocate review it before signing.

  6. Pay – in full or in instalments

Pay by bank transfer or M-Pesa paybill to the company account only. Every payment gets an official receipt. Never pay cash or send money to a personal number.

  7. Transfer and title

After full payment we start the transfer: consents where needed, transfer forms, stamp duty assessment and registration at the lands registry. You'll get progress updates until the title is in your name.

  8. Hand-over

We show you your beacons on the ground one more time so you know exactly where your land starts and ends. Then it's yours to build, farm or hold.

Costs to budget for: apart from the plot price, Kenyan land purchases usually involve stamp duty (charged on the property value by the government), legal fees and registration fees. We list every cost in writing before you commit. [Placeholder – confirm which costs are included in your prices.]
